Vacant Home Staging
Sometimes called Accessories Only staging, we’ll mainly add accessories and art, with a few small furniture items to give the home some pops of life. Think of it as adding jewelry to your vacant home, whereas Small and Standard stagings are also adding a new dress.
Usually for vacant homes less than 1,200 sq. ft. with smaller rooms that need fewer items to make them feel optimized. These include furniture, art, and accessories for a homier feel.
For vacant homes generally over 1,200 sq. ft. where there are more rooms needing to be staged and they’re a little larger. These include furniture, art, and accessories to help showcase the appeal of each room we stage.
Owner Occupied Staging
Spruce Up Staging $100-$1,000
For owner-occupied homes. Yes, staging can still happen even while the sellers are still living in the home. Options include renting or purchasing items from us, or a redesign using the sellers own belongings to spruce things up a bit.
Guided Consultation $100-$300
Another owner-occupied option. Once the house has been decluttered, we can come in and give tips on what the sellers might want to remove, use as decoration, rearrange, etc. while the realtor and sellers take notes.
Rental Property Staging
Small Rental $200-$1,200
Smaller rentals usually require fewer, smaller items. We have custom packages geared towards rentals. Since leases are typically for a year and renters usually want to move in quickly, we have beautiful light-weight inventory we can get in and out quickly.
Standard Rental $300-$2,000
For slightly larger rentals, usually over 1,200 sq ft. We still use light weight items that are easy to stage and destage as the renters may want to move in quickly, but the pieces are generally larger and fill in these spaces better.

Q: Who pays for staging?
A: Generally, the homeowners do since they are going to benefit the most financially. Sometimes a realtor might pitch in or pay for a partial stage or guided consultation because they see so much benefit in it, but usually, the homeowners pay for it.
Q: What design styles do you offer for staging? Do I get to pick what goes in my home?
A: We like to keep a variety of updated styles in our inventory: Modern Farmhouse, Mid-century Modern, Contemporary, Boho, Formal, Transitional, and even some Eclectic. We always do our best to accommodate requests that clients make before the contract is signed. Sometimes another style may fit the home better, and so we would suggest that instead, but we like to work with our clients on this!
Q: How long does staging take?
A: We try to finish everything in one day. If we have several days between the scheduled staging and the real estate photos/any open houses, then we might take some extra time to tweak things.
Q: Are you insured?
A: Yes! We carry liability insurance which covers all of our work.
Q: What certifications do you have?
A: I have a Bachelor’s in Interior Design as well as 2 years of staging experience all around the Austin area. There’s no industry standard for staging certification, so I like to stay up to date on the latest trends, techniques, and tips myself!
Q: What is your referral program?
A: If you know a realtor, builder, flipper, or another individual who would possibly bring repeat business our way, send them to us and you’ll get 5% of the first contract they or their clients sign.
